Addressable vs Conventional Fire Alarm Systems: Which One Do You Need?

Quick guide to addressable fire alarm system: Conventional or addressable fire alarm? How each works, cost differences and which suits your office, hospital, hotel or factory.
Every fire alarm system has detectors, manual call points, sounders and a control panel. The key difference between conventional and addressable systems is how precisely they tell you where the fire is.
How a conventional system works
Devices are wired in zones, for example one zone per floor. When a detector activates, the panel shows only the zone, such as "Zone 3: second floor". Someone must search the whole floor to find the exact location.
Pros: lower cost, simple to install and maintain.
Cons: slower to locate the fire; harder to identify faulty devices; more wiring for large buildings.
Best for: small offices, shops, small schools and buildings with few rooms.
How an addressable system works
Each device has its own address. The panel shows the exact device and location, such as "Smoke detector, Server Room, 4th floor". It also monitors each device for faults and dirt build-up.
Pros: pinpoints the fire immediately; fewer false alarms with smarter detectors; easier maintenance; integrates with building management, lifts, doors and HVAC.
Cons: higher upfront cost; needs trained engineers.
Best for: hospitals, hotels, malls, large offices, IT parks, factories and multi-storey buildings.
Cost comparison
Addressable devices and panels cost more per point, but the saving in wiring for large buildings and in response time often justifies the difference. For buildings with more than roughly 100 devices, addressable is usually the better long-term choice.
Maintenance
Both systems need regular testing of detectors, call points, sounders, batteries and the panel. Dusty detectors cause false alarms, and false alarms train people to ignore real ones. Include alarm testing in your fire safety AMC.
